    Acquisitions will invariably take many forms from investment or occupational property to speculative or development land acquisitions (including options) and the service we provide will include some if not all of the following:

  • Circulation and promotion of the client’s property requirements to the commercial property market

  • The procurement of size and lease details
  • The procurement of ancillary information such as plans, demographics and competition

    By utilising our extensive knowledge of market conditions, we are able to provide a professional rent review service either to maximise, if you are the landlord, or minimise, if you are the tenant, the rent on all types of commercial properties.
    A typical rent review will involve the following services:

  • Inspection of the premises
  • Issue of notices / counter notices
  • Researching market evidence
  • Considering the lease documentation and correct basis of valuation
  • Reporting with valuation advice
  • Negotiation with the opposing party or their advisors for a satisfactory settlement
  • Ensuring exchange of an appropriate review memorandum
  • Advice in respect of potential 3rd party referral where a negotiated outcome appears unlikely
  • Development

    As chartered surveyors and commercial property consultants, we may become involved at any stage during the development process from initial site assembly to sale of the completed investment. The services we are able to offer, in addition to acquisition, lettings or sales, include some or all of the following:

  • Undertaking outline development appraisals prior to site acquisition negotiations
    Fully liaising with the client’s solicitors during the acquisition process

  • Undertaking appropriate local authority enquiries in respect of alternative planning uses
  • Liaising with the client’s architect over the proposed building design to optimise lettable floor area, flexibility of design to suit as many occupiers as possible
  • Undertake market research in respect of tenant demand
  • Conduct preliminary negotiations with prospective pre-lets or anchor tenants
  • Undertake valuation appraisals with sensitivity analysis in respect of anticipated rental income and end investment value
  • Provide interim reports in support of the client’s lending facility
  • Liaising with the development team, including attending meetings, to ensure continued input into the end building
  • Valuations

    As a firm of chartered surveyors, we are registered valuers with the RICS Valuer Registration Scheme and valuations are carried out in accordance with the strict rules and guidelines set out in the RICS Red Book – valuation and appraisal manual.

    We provide written valuations for many purposes, including, sales or lettings, pension fund purposes, company accounts, matrimonial, planning reports, development appraisals, probate reports and disputes.

    Typically, valuations will include:

  • Site or property inspections
    Researching market evidence of both letting and sales transactions

  • Consideration of any existing or proposed lease documentation
  • Discussion with the client’s solicitors over any onerous or restrictive title conditions or lease clauses
  • Conducting local authority enquiries as appropriate to the valuation (for example : possibility of planning permission for alternative uses)
  • Undertaking a valuation
  • The preparation of a formal report with our recommendations in respect of capital and / or rental value as appropriate
